Rental Requirements

Applicants must show proof that they have an annual income that equals or exceeds two times the annual cost of rent, and applicants without a housing subsidy must have a credit history with no open bankruptcy or high level of collections and/or charge offs. Please call us for further details and exceptions.

Admin

On average, applications take 2-5 business days to process once all required documentation is uploaded.

Rent payments can be paid online via RentCafe Resident Portal or residents can send certified funds via USPS.

You are not required to purchase renters insurance at this time.

Xfinity is the most commonly used provider, other providers include Centruylink, Quantum Fiber, Ting and Starry.

In most cases, there is a fee for early termination.

Water, sewer and trash are provided by the community, gas and electric are provided by Xcel Energy. New residents will call Xcel directly to set up service at their home.

Water and sewer are included in rent.

Amenities

Yes, two (2) parking spaces are available at each home. We also offer additional overflow parking spaces for rent in one of our three community parking lots.

We have a sparkling pool, a playground, basketball court, business center and 24-hour maintenance.

The pool opens on Memorial Day and closes on Labor Day.

Yes, we allow two (2) fur babies per home. Breed restrictions apply.

Our homes come with a refrigerator, oven and dishwasher.

We do not have furnished homes available at this time.

Maintenance

Your home is thoroughly cleaned and checked before move in. We ensure walls are well painted, appliances.

You do not need to be present for our service technicians. We ask that if you leave, please ensure all pets are secure in a different room so maintenance can enter and complete their work.

Yes, we offer 24-hour on-call maintenance.

Residents can call the office to report repairs. Residents can also complete work order requests online through their RentCafe portal.

If you find yourself without keys, you can come to the office for a duplicate set. We ask that you leave your ID at the office while you unlock your door. Your ID will be returned when the duplicate set of keys is returned.

Location

The nearest bus stop is about 5 miles west of the property.

Directions

Head East from Denver on I-70. Exit at Airpark Rd and turn south to the frontage road that runs parallel to I-70. Drive for about 1/2 mile and Foxridge will be on the south side of the road. If you get to the intersection of Colfax (I-70 Frontage Road) and Powhatan, you have gone about a block too far.
